Weekly, monthly, quarterly, and annual routine
Commercial overhead door preventive maintenance checklist
A consistent in-house inspection routine helps catch visible issues early, document conditions clearly, and make better decisions before downtime becomes expensive.
Inspection guidance
Start with visible condition and normal operation.
- Look for impact damage, loose hardware, missing fasteners, worn seals, corrosion, or unusual gaps.
- Observe one normal open and close cycle from a safe distance. Note rubbing, binding, jerking, unusual noise, or delayed movement.
- Keep the opening, floor area, guides, tracks, sensors, and control stations clear of debris and stored material.
- Record door number, date, condition, photos, and the person who completed the check.
Routine
Use a simple inspection schedule.
Visual condition check, clear the opening, and note abnormal movement or noise.
Document seal condition, visible hardware, operator controls, safety devices, and door balance concerns without making adjustments.
Review recurring issues, compare inspection notes, and decide whether parts or replacement pricing is needed.
Review manufacturer guidance and arrange qualified service for safety-critical systems or issues your team is not qualified to address.
When you need product pricing
Send the details that make a quote useful.
An inspection does not always mean replacement. If a door has recurring failures, extensive damage, obsolete components, or repair costs that no longer make sense, RidgePoint can price a replacement door package or specified components.
- Door number and clear photos of the full opening and affected area
- Any manufacturer or model tag information
